Electrical appointment


Electrical Appointment with CLIPSAL        

                                      
We had our electrical appointment today. In general the appointment last for 1h30-2h and according to many people on forums, it is not enough time to cover a whole house with all the upgrades, but lucky for me, i spent hours making my own electrical plan before and I knew what I wanted extra, so it only took me 1h to go through the whole house upgrade with the staff. Wisdom Homes really give the basic inclusion in the house, 1 light/1 switch/1 double power point per room.
The good thing with Clipsal is that you know how much your upgrade will cost from their software and you can choose the upgrades to fit into your budget so after leaving the building, we knew exactly how much we would need to spend and we had a paper showing our electrical plan. Before the appointment, you can request a price list from Clipsal and they will email it to you. The total cost for my upgrades was around 2 600 dollars, I only chose the upgrades that were necessary.

Thing to consider when thinking about the electrical upgrades:

Must:

PowerPoint:  location, how many needed, at which height
Light Switch:   which side of the room to install, location of switch throughout the house
Light:  location, how many needed
External light: location, how many needed, where to have a good coverage of the yard
TV/ Telephone point:  where your planning of putting the TV and the telephone.

Extra:

Sensor light
Data point
Pay TV point
Square footer lights...

Tips: be aware of what upgrades you would like to have installed in your house, have an idea of where to install them. One idea is to act you are in your house right now and check where you would like to have the switch(which side of the room), where handy powerpoint location would be, how many lights you need per room, the garage/ living room/ kitchen.

Timpelle kitchens appointment


Kitchen appointment on the 22nd January 2013.

On our tender we had a $2,500 allowance... well, that didn't last at all..

Upgrades included
  • Upgrade to 40mm Caesarstone to Kitchen                                                
  • Extra 200mm Overhang to Rear of Island Bench in 40mm                
    Caesarstone - To Make 1000 Wide                                                            
  • Extended Island Bench Length (Extra 600mm) to Make
    3400 Long & 1000mm Wide in 40mm Caesarstone. As per Display
    with Seating Area to the End of Island Bench                                            
  • 2/ 40mm Caesarstone Waterfall Ends - 1000mm Wide                           
  • Approximately - 3/700 Wide Cabinets to Reverse Side of Island
    with Touch Catches - 6/Doors                                                                     
  • 2/Doors Wall Cabinets either Side of Rangehood to be made into
    3/Equal Doors each Side - As per Display                                                  
  • 2/Pantry Doors in Lamiwood - 2310 High x 520 Wide

You only have 1 appointment with Timpelle Kitchen, so it's good to have an idea of what you would like, and ask for many quotes as you can, how much is each upgrade and to put them in the list. You still have the choice to accept or reject each upgrade after the meeting when they send you a summary of your quotes,because if you choose to change or add anything later, they will charge you an administration fee of a couple hundreds.

Lodging the plans to the developer


We had our plans lodged to the developer on the 14th of January 2013. 
Oran park currently has a rebate of 10 000 dollars if you fit their requirement of the house and landscaping. The turn around to have an approval from the developer is 2 weeks.

Landscaping appointment



                                               
Simple is Best!.

Who wouldnt want their landscaping all done in one go, and not have to lift a single finger after handover?? I know i would, but unfortunately like most of us , i want to save money where i can.

Thats why we chose to have the strict basic to our front lanscaping, something thats not over the top or going to burn a hole in our pocket, but also meets the minimum requirment with Oran Park.

Its simple but it gives me room for ideas later down the track.

Heres a snap Shot...an idea.

Wisdom lanscapes only took 1 day for the plan to be drawn up and sent us to sign if we were happy.                                   

Tip: You dont have to add many garden beds/trees/shrubs on the drawings thinking it will be easier to be approved by the developer/council. You can just make a simple planification of your lanscaping, fitting in the requirement to pass the approval. If you add so many things on the plans, you will be obligated to do it all to pass the Occupancy Certificate.
